House Rules

Requests made by email or telephone are only considered "availability requests." Rooms or the house are reserved for the guest only upon receipt of the bank transfer/deposit by fax or email.


Upon arrival, you must present your documents (passport, identity card, or driving license) for registration and legal compliance. Any outstanding balance must be paid upon arrival in cash or by check and is non-refundable in the event of early departure. The owner reserves the right to request a security deposit equal to 20% of the entire reservation upon arrival. This deposit will be refunded at the end of your stay, unless any damage or other issues have been identified. We are currently unable to accept credit cards for reservations at our properties.


Keys: After paying in cash for your entire stay upon arrival, you will be given the keys to the gates (driveway and pedestrian), the house, and the room where you will be staying (please be careful not to lose the keys; replacement costs €200.00, which will be charged to you in full). Check-in: generally starts at 2:00 PM. Other times (which are quite flexible) must be agreed upon at the time of booking. Arriving at the property without notifying the owner of your arrival time may cause a delay. This mix-up cannot be grounds for complaints or refunds. Check-out: strictly by 10:00 AM. Other times must be agreed upon with the owner upon arrival.


Luggage: Personal items are not permitted in common areas. Final cleaning is usually done at the end of your stay. Linens are changed upon request once a week (for stays longer than 7 days).


Building regulations and Municipal Police regulations require silence between 2:00 PM and 4:00 PM and between 10:00 PM and 8:00 AM. At all times, behavior, activities, games, noise, and the use of equipment that might disturb others must be avoided within the building. Children must always be accompanied by an adult. We ask our guests, both upon arrival and during their stay, to drive slowly on the (private) access road to our homes, in order to avoid causing problems for the safety of property and others.


Use of the barbecue (free of charge) is permitted only upon request. For everyone's safety, we recommend locking the door whenever you leave the house. Consuming water from the mains for purposes other than domestic use is prohibited. Therefore, washing cars, mopeds, and motorcycles inside or outside the house is prohibited, as is discharging large quantities of water into the street or sewer system.


Guests are not permitted to bring anyone other than those who booked the house into the rental property. Smoking is not permitted in the house, to protect non-smokers or those who will be staying after you in your temporary accommodation. We decline any responsibility for the loss, theft, or damage of your property left in the rooms.


In an environmentally friendly manner, we kindly ask you to ensure that: – Water taps are properly turned off and no water is wasted. – Lights are turned off when not needed to avoid wasting electricity. – Nothing that could clog the pipes should be thrown down the toilet or sink.


Damages Any damage caused to the facilities by guests, once responsibility has been ascertained, must be compensated immediately.


FAILURE TO COMPLY WITH THE ABOVE AND WITH THE RULES OF CIVIL LIFE IN GENERAL WILL RESULT IN US BEING FORCED TO NOT ALLOW YOUR STAY.
